History, horses and room to breathe.

Camden is the county seat of Kershaw County and is known as the oldest inland city in South Carolina. The Battle of Camden was fought nearby in 1780, and the historic district has homes from the 1800s alongside newer neighborhoods.

Camden is horse country. The Carolina Cup steeplechase at Springdale Race Course, just north of town, draws tens of thousands of people every spring, and there are farms and equestrian properties throughout the area.

Public schools are run by the Kershaw County School District, including Camden High School. Lugoff, just across the Wateree River, is also in the district and has many newer subdivisions.

Camden is about 32 miles from Columbia by US-1, and I-20 passes just south of town, which makes it a realistic commute for buyers who want a small-town address.

  • New Camden and Lugoff listings as they come on
  • Historic-home questions answered: inspections, insurance, district rules
  • Farm and acreage purchases: surveys, wells, septic and fencing

Three things to check before an offer

Financing basics

Historic district rules

Homes in Camden's historic district can have rules about exterior changes. Ask before you plan the renovation.

Older systems

A 100-year-old house needs an inspector who knows old wiring, plumbing and foundations.

Acreage and farms

For land and horse properties, get a survey and check the well, septic, fencing and any easements.
