Homes for Sale
in Columbia, SC
South Carolina's capital, three interstates and neighborhoods that run from 1920s bungalows to new subdivisions. Here is what is on the market today, and how to read it.
Listings come from the Consolidated Multiple Listing Service (CMLS) and refresh through the day.
One city, a dozen different markets.
Columbia is the state capital and the center of the Midlands, home to the University of South Carolina, Fort Jackson and the Statehouse. I-20, I-26 and I-77 all meet around the city, which is why buyers can live almost anywhere in the metro and still reach downtown, the base or the hospitals in a reasonable drive.
Inside the city the housing changes block by block. Shandon, Rosewood, Melrose Heights and Earlewood are the older, walkable streets near Five Points and downtown — brick bungalows, cottages and 1940s–60s ranches on mature lots. The Vista and Main Street add condos and lofts. Northeast Columbia, out along Clemson Road and the I-77 corridor, is where most of the newer subdivisions are.
Schools follow district lines rather than the Columbia mailing address. Richland School District One serves most of the city's core, Richland School District Two serves much of the northeast, and some Columbia-addressed homes fall in Lexington County districts. We check the attendance zone for the exact address before you write an offer.
For military families, Columbia is the Fort Jackson market. John served 20 years in the Army and moved his own family on orders, so showings, video tours and closing dates are planned around report dates and BAH, including for buyers still at their losing station.
- New Columbia listings from the MLS every day, and a heads-up when one fits
- Street-level pricing advice instead of citywide averages
- VA loan and PCS timelines handled by a Military Realtor
- Inspections, appraisal and closing walked through before each deadline
Age of the house
Many of Columbia's most loved streets were built before 1960. Ask about the roof, wiring, plumbing and the crawl space before you fall for the porch.
Flood zones and drainage
Parts of the city sit near Gills Creek, Rocky Branch and the rivers. We pull the flood map for the address; it changes what insurance costs.
City or county
A Columbia address can be inside the city limits or in unincorporated Richland County. Taxes, trash pickup and zoning differ between the two.

Buying in Columbia: your questions.
What buyers ask us most about Columbia.
It depends on what you need most. Shandon, Rosewood and Forest Acres suit buyers who want older homes close to downtown and USC. Northeast Columbia suits buyers who want newer construction and Richland Two schools. Tell us your commute, budget and must-haves and we will narrow it to a few streets.
It varies by price and neighborhood. Well-priced homes in popular areas can go under contract within days, while others sit longer. We look at recent sales on the same streets so you know whether to move fast or negotiate.
Yes. We do live video showings, coordinate the inspection and appraisal while you are still at your current station, and line the closing up with your report date. Many military buyers close without visiting first.
It is the first thing sellers ask for. We can introduce you to lenders who do VA, FHA and conventional loans so you know your price range before you start.
