Buying in Forest Acres

Established streets, close to everything.

Forest Acres is a separate city of about 10,000 people, completely surrounded by Columbia on the east side of town in Richland County. It has its own mayor, council and police, and Forest Drive runs through the middle of it.

Most of the homes are established: brick ranches and split-levels from the 1950s and 60s, plus larger homes on wooded lots around the lakes and creeks. Buyers come here for the trees and the location — a short drive to downtown, the university, Fort Jackson and the shops along Forest Drive.

Forest Acres is split between two school districts. Richland School District Two serves most of the city, and Richland School District One serves part of it, including the A.C. Flora High School area. The line runs between neighborhoods, so we check the address before you write an offer.

Because the houses are older, the inspection matters more here than in a new subdivision. We help you read it and decide what to ask the seller to fix, credit or leave alone.

  • New Forest Acres listings, often in short supply, sent as they come on
  • School district confirmed for the exact address
  • Inspection help for older homes: roofs, crawl spaces, sewer lines
  • A short drive to Fort Jackson for military buyers

Three things to check before an offer

Financing basics

Which district

Forest Acres is split between Richland One and Richland Two. Confirm the school zone before you rely on it.

Sewer and drainage

Older homes on wooded lots can have aging sewer lines and drainage issues. A sewer scope is worth the small cost.

City services

Forest Acres runs its own police and services, and its taxes differ from Columbia's. Compare the full tax bill, not just the price.

Buying in Forest Acres: your questions.

What buyers ask us most about Forest Acres.

No. Forest Acres is its own city with its own government, but it is surrounded by Columbia and most addresses use a Columbia mailing address. That matters for taxes and services.

Both. Richland School District Two serves most of the city and Richland School District One serves part of it. We check the exact address for you.

It is a small, built-out city and homes do not come up often. We can alert you the day a home that fits comes on the market.
